The industrial zone Vossenberg West II is easily accessible by road as well by canal. Highway A58 Breda/Eindhoven is one of the main transportation highways in western Europe. The Wilhelmina canal plays an important role in water-based transport in the Netherlands as it connects the Port of Rotterdam with the industrial city of Tilburg. Since 1916 this waterway has been one of many efficient methods of transporting cargo from the North Sea to Tilburg. On average the canal is 2.30 meters deep and 25 to 30 meters wide. This makes Tilburg easly accessible by ships of 650 tonne (II Class). However, the government has started construction in October 2013 to widen the canal, making the city accessible for ships as large as 1,350 tonne (IV Class).

It will be the next logistics complex in Europe to be awarded a BREEAM Outstanding 4-star certificate. The building will incorporate sustainable materials, automatic dimming LED lighting, triple-insulated glazing, additional insulation in walls and roofs and a gas heat pump for the office. The roof will be prepared for 25,000 m² of solar panels, to be fitted in the future.
